National Construction remodeled six near-downtown homes, leased for many years as off-campus housing, after the properties were purchased by new owners. The overall facelift of the houses on North Blair and East Gorham Streets included structural repairs as well as extensive interior and exterior remodeling.
Each rental unit’s full kitchen was renovated, as well as most of the bathrooms and a common laundry room. Ceilings and drywall were repaired, electrical and plumbing was updated and new light fixtures were installed. Doors were replaced as needed, and walls were repainted. Original hardwood flooring was patched, repaired and refinished, and other flooring and carpet was replaced.
Windows, gutters and downspouts were replaced as needed, and decks, front steps and railings were reconstructed. New siding was installed, and stucco was repaired and repainted. A new fire escape was added to one unit, and a new turret was constructed in National Construction’s shop and installed on another.
Throughout the building process, National Construction was challenged by the homes’ close proximity to one another, small lots and busy streets, some of which were under construction during the project. In addition, some units were occupied during construction – but the crew’s consideration was appreciated.
The renovation modernized the conveniently located units – some overlook Lake Mendota and James Madison Park – and increased their value for the property owners and renters alike.
